2024 Planning Legislation Changes

The Province enacted legislation at the end of 2023 that has implications for residential approval processes and allow for increased density in Castlegar’s neighbourhoods.

What does this mean for Castlegar?

Community feedback throughout the Plan 2033 engagement process shows that the community’s desires are consistent with the changes in legislation. The legislation requires that the Plan and related bylaws (such as zoning and development approvals) allow for a minimum of 3 dwelling units in neighbourhoods currently zoned for single-family or duplex. When can I see the changes?

Stay tuned in April for a first look at where in Castlegar secondary dwellings, townhouses, duplexes, and fourplexes could be built.  Engagement events for Plan 2033 will be shared ahead of time.

Recent changes to legislation also support local governments to make it easier to get approvals for residential projects. These changes support delegation of approval for minor development permits and minor variances. Updates to the procedures and fees bylaws are anticipated to be considered by Council in March.  Stay tuned for stakeholder learning opportunities!
