The City of Castlegar has received an application from the owners of 3213 5th Avenue to subdivide their property and create one additional lot.


The subdivision would result in each lot having a width and frontage that is less than required in the Single Residential Zone (R-1) of Bylaw 800 – Zoning.

For the subdivision to proceed, a Development Variance Permit must be approved by Council to:

  • permit a 15.3 metre (50.25 ft.) frontage, rather than the 18.0 metre (59.1 ft.) minimum specified in the zoning bylaw
  • permit a 15.3 metre (50.25 ft.) lot width, rather than the 18.0 metre (59.1 ft.) minimum specified in the zoning bylaw
